Access, CCTV & Fire Detection Assistant at Broll

Job Description

POSITION PURPOSE

Provide technical maintenance support to the technician dealing with Electrical, Access Control, CCTV infrastructure and Fire Detection Equipment across “the dtic” Campus. (Planned Preventative, Corrective and Emergency Maintenance). Deal with planned preventative maintenance related to Electrical, Access Control, CCTV infrastructure and Fire Detection Equipment under supervision of the Access, CCTV & Fire Detection Technician.

ESSENTIAL FUNCTIONS AND BASIC 

Technical Scope
• Assist the Maintenance team dealing with Access Control, CCTV infrastructure and Fire Detection Equipment infrastructure across the campus.
• Assist the Maintenance team building new switch cabinets and perform maintenance on electrical and electronic equipment.
• Ensure that the work environment is safe and meets the required standards.
• Assist the technical team when they need to identify electrical components for switch cabinets and machines to ensure reliable electrical control systems.


• Assist the technical team when they need to maintain and repair electrical equipment to ensure the smooth running of the machinery/electrical equipment.
• Perform inspection and testing of access control and CCTV equipment.
• Perform installation and repair services on access control and CCTV equipment.
• Assist the technical team to resolves day-to-day technical problems.

Financial support.
• Assist the technical team with final inspections so that financial approvals for planned preventative maintenance, corrective maintenance and emergency maintenance work by Service Providers can be approved.
• Assist the technical team with follow ups on outstanding work instructions, uploading of invoices and the closeout reports from Service Providers that completed scheduled work.
• Assist the technical team obtaining quotes as and when required.
• Assist the technical team to managed the process to ensure timelines are met and the client are informed at all times.

Asset verification on Access Control, CCTV & Fire Detection equipment.
• Regular condition inspection and testing of all Access Control, CCTV & Fire Detection equipment during preventative maintenance schedules performed.
• Asset verification on existing Access Control, CCTV & Fire Detection equipment during the routine planned preventative maintenance performed.
• Update the asset database with all changes on Access Control, CCTV & Fire Detection equipment.


• Perform asset tagging for all newly installed Access Control, CCTV & Fire Detection equipment.
• Assist the technical team to manage the end-to-end process for asset tagging, to ensure the equipment not tagged yet as well as supplying service providers with new asset tags. numbers to ensure no work instruction are issued without asset numbers.
• Assist the technical team with site inspections if and where required to verify assets and site conditions.
• Assist the technical team to ensure that new assets are loaded on the asset database.

Attend to queries and non-conformances
• Assist the technical team with site inspections with the Broll service providers on site and performance issues.
• Give written feedback and reports on findings and inspections.

Site Handovers & Equipment Handovers.
• Attend site handovers/ Equipment Handovers with the Broll service providers as well as the landlord.
• Ensure the Broll process are followed with new site take on and site closures.

Manage Support and Feedback.
• Update the Broll system/ Concept on events daily to add comments on the level of completion of outstanding work instructions.
• Phone contractors to ensure that you receive feedback and follow with an email.
• Keep track of feedback on a daily basis to clients internal and external.
• Support the technical manager to obtain all data to ensure daily, weekly and monthly reports are send to the client as to the client’s requirements.
• Familiars yourself with the client SLA and manage the Broll dashboard to ensure you comply with the SLA and requirements.
• Adhere to all Broll process and policies at all times

Operational Duties
• Register all calls or requests on the CMMS system in accordance to the Call Centre standards
• Log all faults received via telephone and emails within stipulated times as per procedure and development of job cards
• Follow up on Customer complaints and provide timeous feedback to Customers
• Conduct effective tracking of all workplace related requests and calls
• Monitor the Client’s fault-logging system (CMMS System), log faults from the system and follow up with the relevant Manager


• Dispatch job cards on the CMMS system to the respective service providers
• Report for on-site maintenance work & obtain off-site check out on job cards, as per Client & Company requirements
• Implement equipment service specifications in accordance with Client & Company requirements
• Install & commission access equipment, Fire Panels and CCTV equipment in accordance with the manufacturers specifications.
• Perform planned preventative maintenance on access equipment, Fire Panels and CCTV equipment according to the PPM Scheduler


• Perform inspection and testing on of facility, air-conditioning equipment on site, identify areas of risk & report back for rectification
• Ensure that preventative or emergency fault rectification complies with the relevant statutory requirements and manufacturers specifications.
• Identify potential problems or hazards on Client equipment for investigation, evaluation & resolution
• Effective implementation and execution of the equipment preventative maintenance system to ensure maximum efficiency.


• Ability to read plans/drawings, fault finding experience.
• Provide constant feedback to the Call Centre / Technical Manager / Maintenance Manager / Building Manager / Maintenance Administrator on call statuses.
• Follow up on client’s queries, complaints and provide feedback to the clients in conjunction with Building Manager’s

Standby and Emergency Work
• According to the Client PPPA requirements – Access Control, CCTV infrastructure and Fire Detection Equipment.
• Technical Support for the Broll team and Broll Service Providers when dealing with Access Control, CCTV infrastructure and Fire Detection Equipment matters related to call outs and change control schedules.
• Standby services according to the Standby Roster – Agreed by Broll / Rainprop / AMS

PERFORMANCE MEASUREMENTS
The SLA with our client will be used as a measurement of performance as well as the feedback on assessments from management and reporting structures.

EDUCATION/CERTIFICATION:
Grade 12, Matric (Senior Certificate).
Certificates, Courses and skills development programs for Access Equipment, CCTV and Fire detection Equipment. (Electronic Trade Certificate will be an advantage).

LICENSES:
Drivers license requied (Code B).

REQUIRED KNOWLEDGE:
Must have computer skills, know IT management systems, reporting, and meeting. MS Word, MW Excel & MS Outlook.

EXPERIENCE REQUIRED:
3 Years’ experience in the building environment dealing with Access Control, CCTV and Fire Detection equipment as part of Facilities Management. (Including Building Management System (BMS) integration)
And / Or
3 Years’ experience in Access Control, CCTV and Fire Detection equipment with capital projects, live cycle replacements and small works.
And / Or
3 Years’ relevant experience in Access Control, CCTV and Fire Detection Equipment Service Level Agreements (SLA’s).
And / Or
3 Years’ relevant experience complying with statutory requirements and building regulations when dealing with Access Control, CCTV and Fire Detection equipment.
